Jumbo Refinance

Review refinance choices for a larger mortgage balance.

By Aaron Clowes · NMLS #200900 · Sources checked · How these guides are researched

Where this option fits

Compare rate, closing costs, loan structure, and how long you expect to keep the loan.

Compare the remaining loan with the replacement

For a large balance, small pricing differences can matter, but costs and term changes also matter. Compare the same future date, including remaining principal. Check whether the new amount can now fit a conforming program.

What we will review

  • Current balance and rate
  • Estimated property value
  • Cost recovery and remaining term
  • How much does financing costs increase the balance?
  • What happens if you sell before recovering costs?

Compare costs over your own timeline

Lenders set their own jumbo requirements. Expect a close review of income, assets, reserves, credit, property type, and other real estate obligations. Reserve requirements are separate from the down payment.

Ask for a written comparison of upfront cash, the full payment, any financed costs, and remaining debt at the same future date. Keep your emergency savings and likely moving plans in the decision.

Questions borrowers ask

Should I refinance whenever the payment falls?

Not automatically. A longer term can lower payments while extending debt and increasing total costs.

What should I send to get started?

Start with your goal, property location, approximate numbers, and timeline. Use the secure application channel for identity, income, and account records; do not email sensitive documents through an inquiry form.
