Fixed-Rate Mortgages

Keep a consistent principal-and-interest payment over the scheduled loan term.

By Aaron Clowes · NMLS #200900 · Sources checked · How these guides are researched

Where this option fits

A fixed rate provides predictability, but taxes, insurance, and other housing costs can still change.

Payment stability versus payoff speed

A fixed note rate keeps scheduled principal and interest consistent. Taxes, insurance, and HOA costs can still change. Compare a shorter term with a longer term using your household cash flow, not only total interest.

What we will review

  • Compare loan terms and total interest
  • Review down payment and mortgage insurance
  • Consider your expected ownership timeline
  • Can the shorter-term payment fit during an income disruption?
  • How much interest and remaining debt are projected at your likely sale date?

Compare costs over your own timeline

PMI commonly applies when a purchase down payment is below 20%. Ask for the premium, payment structure, and cancellation rules; reaching a certain value does not automatically remove every form of insurance.

Ask for a written comparison of upfront cash, the full payment, any financed costs, and remaining debt at the same future date. Keep your emergency savings and likely moving plans in the decision.

Questions borrowers ask

Does a fixed mortgage freeze my entire payment?

No. Escrows, insurance, taxes, and other housing expenses may change even when principal and interest do not.

What should I send to get started?

Start with your goal, property location, approximate numbers, and timeline. Use the secure application channel for identity, income, and account records; do not email sensitive documents through an inquiry form.
