Jumbo Loans

Financing to discuss when a loan amount exceeds the applicable conforming limit.

By Aaron Clowes · NMLS #200900 · Sources checked · How these guides are researched

Jumbo financing generally applies when a loan exceeds the conforming limit for its county and unit count. Higher home prices alone do not determine the category: the amount borrowed is what needs to be checked against the applicable limit.

Confirm the category

Check the current FHFA county limit before assuming the loan is jumbo. High-cost conforming financing can differ from both standard conforming and jumbo products.

Underwriting and liquidity

Lenders set their own jumbo requirements. Expect a close review of income, assets, reserves, credit, property type, and other real estate obligations. Reserve requirements are separate from the down payment.

Compare use of cash

A larger down payment may change the program or pricing but reduces liquidity. Compare keeping reserves with reducing the balance. Do not assume jumbo always costs more or less than conforming financing.

Before we compare options

  • Your purchase price or current loan statement and estimated value.
  • Income sources, recurring debts, occupancy, and available funds.
  • Your preferred payment range and expected ownership timeline.
  • Questions about insurance, points, assistance, or payoff terms.

Common questions

Is the advertised minimum enough to qualify?

Not necessarily. Approval depends on the complete application, property, program, and lender requirements.

How should I compare this with another program?

Use consistent amounts and assumptions. Compare cash to close, full payment, insurance or program fees, remaining debt, and the expected time you will keep the loan.
