Where this option fits
Review the required benefit, closing costs, and recoupment. A lower payment alone does not explain the total cost.
Review the benefit, recoupment, and balance
An IRRRL refinances an existing VA-backed loan. Confirm applicable seasoning, payment history, benefit, and cost-recoupment rules. Review any financed funding fee and costs; a smaller monthly payment can partly reflect a longer term.
What we will review
- Existing VA loan and payment
- New rate, fees, and loan balance
- Cost recovery and expected ownership
- What is the cost recovery period under the applicable rules?
- Are the balance and payoff date moving in the right direction?
Compare costs over your own timeline
VA loans do not require monthly mortgage insurance. A funding fee may apply unless you qualify for an exemption. Closing costs, prepaid items, and any required down payment still deserve a full review.
Ask for a written comparison of upfront cash, the full payment, any financed costs, and remaining debt at the same future date. Keep your emergency savings and likely moving plans in the decision.
Questions borrowers ask
Can an IRRRL provide cash for a large project?
It is not a general cash-out program. Discuss a VA cash-out refinance or separate equity financing for that goal.
What should I send to get started?
Start with your goal, property location, approximate numbers, and timeline. Use the secure application channel for identity, income, and account records; do not email sensitive documents through an inquiry form.
