Your VA benefit is a financing option to evaluate, not an automatic loan approval. As an Air Force veteran, I help you separate service eligibility from lender underwriting and compare the benefit with other financing paths.
Eligibility and entitlement
A Certificate of Eligibility establishes benefit eligibility. Income, credit, available entitlement, occupancy, and the property must also meet applicable requirements. Prior VA use does not necessarily prevent using the benefit again.
Costs beyond the down payment
VA loans do not require monthly mortgage insurance. A funding fee may apply unless you qualify for an exemption. Closing costs, prepaid items, and any required down payment still deserve a full review.
Match the program to the goal
A purchase loan, IRRRL, and cash-out refinance have different purposes and requirements. Compare fees and the new balance; a refinance should solve a defined problem rather than simply restart the clock.

Common questions
Is the advertised minimum enough to qualify?
Not necessarily. Approval depends on the complete application, property, program, and lender requirements.
How should I compare this with another program?
Use consistent amounts and assumptions. Compare cash to close, full payment, insurance or program fees, remaining debt, and the expected time you will keep the loan.
