Check the project and phase

A condo unit must be in a project VA accepts before VA can guarantee the loan. Start with the legal project name, street address, and phase or building. The marketing name in the listing can differ from the name in VA’s records.

Use the official VA condo report as a starting point. Ask your loan team to confirm that the record covers the unit and to check any conditions. Project acceptance is one part of the review. Your borrower approval, the unit appraisal, and property requirements still matter.

What if the search comes back empty?

Ask the listing agent or HOA for the recorded project name, phase, and any available VA project ID. If the project still cannot be matched to an accepted record, ask whether it can be submitted for VA review and what documents the HOA can provide. The lender or sponsor can request project review with the required documents. Approval and timing depend on the project and VA’s review. Discuss financing deadlines with your agent before committing.

For example, two buildings might share one marketing name, while the listing agent gives you a VA project ID associated with only one phase. Confirm that the ID covers your unit before relying on the approval.

Send the details before writing

Bring the address and unit number, HOA name and dues, project phase, and your offer timeline. Ask what documents are needed for any pending review. See the VA purchase guide for the rest of the financing steps or request a purchase review.
