Understand the structure
A bank-statement program may use eligible deposits to support a lender-specific income calculation. It is alternative documentation, not a promise that every deposit counts as spendable income.
Reconcile deposits before estimating income
Identify business receipts, transfers, borrowed funds, refunds, and unusual deposits. A gross bank total is not automatically qualifying income. Business expenses and the ownership share can change the calculation.
Compare with a traditional income review
Self-employment does not automatically require a specialized loan. First review whether an eligible conventional or government program can document the income. Then compare the alternative’s pricing, fees, down payment, reserves, and terms.
Ask for the lender’s documentation method
The number and type of statements, business-history evidence, expense assumptions, and supporting records vary by product. Ask what still needs verification. A bank-statement label does not mean no credit, asset, or property review.
Details to bring to a review
- Personal or business bank statements
- Business ownership and history
- Expense assumptions and deposit sources
Start with your goal, property use, timeline, available funds, and relevant current loan information. We will confirm what documentation the selected program requires. Send sensitive records only through the secure application and document process.
Common questions
Can I qualify on gross deposits alone?
Not automatically. Transfers, expenses, ownership, and product rules can change the income allowed.
Are tax returns always irrelevant?
No. Documentation depends on the lender and program, and traditional financing should still be evaluated.
