Understand the structure

Some programs convert eligible assets into a qualifying-income calculation. That calculation is not a prediction of investment returns or a recommendation to spend retirement savings.

Identify assets that can actually be counted

Account type, access restrictions, ownership, liquidity, and any required reductions matter. A brokerage headline balance may not equal the amount permitted in an underwriting formula.

Keep closing funds and reserves separate

Ask which assets are used for the down payment, which must remain as reserves, and which support the income calculation. Do not assume the same dollars can be used for all three purposes without adjustment.

Review the financial tradeoffs

Selling assets or drawing retirement funds can affect taxes, liquidity, benefits, and long-term plans. Compare qualifying through documented income where possible. Consult the relevant financial or tax advisor before changing accounts to fit a loan.

Details to bring to a review

  • Eligible assets and access restrictions
  • Existing income and obligations
  • Reserves and long-term cash needs

Common questions

Does this guarantee income from my investments?

No. It is a program calculation, not a guaranteed cash-flow or return forecast.

Do all lenders use the same formula?

No. Eligible assets, reductions, calculation periods, and documentation can differ.
