Understand the structure

A DSCR program focuses on a lender-defined rental-income coverage test for an investment property. Passing that test does not establish that the property will produce a profit.

Ask what the ratio actually measures

Confirm which rent figure is used and which housing charges enter the denominator. A lender’s method can differ from your investment cash-flow calculation. Short-term rental treatment and vacant-property assumptions need separate review.

Run an operating budget as well

Include vacancy, maintenance, repairs, management, utilities you pay, and reserves. A ratio above a program threshold can coexist with weak owner cash flow after expenses that the qualification formula does not include.

Compare costs and exit terms

Review points, lender charges, interest structure, reserves, any balloon, and prepayment provisions. A planned sale or refinance can interact with a prepayment charge. Entity ownership and guarantees are lender-specific questions, not automatic features of every DSCR loan.

Details to bring to a review

  • Lease or market rent
  • Full property debt payment
  • Reserves and prepayment terms

Common questions

Is DSCR approval proof of a profitable rental?

No. Underwriting coverage and investment performance are different calculations.

Can I occupy a property financed as an investment?

The application and financing must match the actual intended use. Discuss occupancy and product eligibility honestly.
