Adjustable-Rate Mortgages

Explore an initial fixed-rate period followed by a rate that can adjust.

Where this option fits

Future payments can increase. Compare the adjustment index, margin, caps, and worst-case payment before choosing an ARM.

Plan for the adjustment before taking the initial rate

Review the fixed period, index, margin, first adjustment cap, later caps, lifetime ceiling, and any floor. Ask for payments at permitted higher rates. Selling or refinancing later is a possibility, not a guaranteed exit.

What we will review

  • Initial fixed period
  • Adjustment frequency and lifetime caps
  • Plans if refinancing is unavailable
  • When can the first adjustment occur?
  • What happens if you keep the loan past the initial period?

Compare costs over your own timeline

PMI commonly applies when a purchase down payment is below 20%. Ask for the premium, payment structure, and cancellation rules; reaching a certain value does not automatically remove every form of insurance.

Ask for a written comparison of upfront cash, the full payment, any financed costs, and remaining debt at the same future date. Keep your emergency savings and likely moving plans in the decision.

Questions borrowers ask

Can I count on refinancing before the rate changes?

No. Future rates, equity, income, and loan availability may not support the refinance you expect.

What should I send to get started?

Start with your goal, property location, approximate numbers, and timeline. Use the secure application channel for identity, income, and account records; do not email sensitive documents through an inquiry form.
