Do multiple mortgage quotes affect your credit score?
A quote based on information you provide can differ from a preapproval that involves a lender credit check. Ask whether the lender plans to use a soft or hard inquiry. A hard inquiry can affect your score. Credit scoring models generally group same-type loan inquiries made in a short window, and the CFPB describes windows ranging from 14 to 45 days depending on the model.
Make the comparison in a short window
Suppose three mortgage lenders make hard inquiries on days 1, 5, and 11 while you compare offers. Those checks fall within even the shorter 14-day window described by the CFPB. If the third inquiry happens on day 35, whether it is grouped can depend on the scoring model. Grouping is a scoring treatment. Individual inquiries may still appear on your credit report.
Prepare before asking lenders to check credit
Review your own credit report for errors and ask each lender what they can discuss without a hard inquiry. Then organize the loan details you want each lender to price, including loan amount, program, and lock period. If a lender gives you a preliminary quote, ask which terms are subject to a verified score or other underwriting information. Keep mortgage comparison activity separate from applications for unrelated credit, which may be scored separately.
When should you ask for a second look?
If you already have written offers, start by comparing their assumptions. You can ask for a second opinion on an existing estimate and confirm what additional information or authorization would be needed to obtain a separate loan offer.
