Get a quote for the actual address
Start once you have an address and enough property details for a quote. Ask about the premium, deductibles, covered risks, any separate policies, and when coverage can start. Have your loan team confirm coverage requirements and what proof it needs before closing. If the California FAIR Plan is part of the quote, ask what it covers and whether separate coverage is needed for other risks and lender requirements.
Suppose your early estimate was $1,800 a year and the available coverage costs $3,600. The difference is $150 a month in your budget. If a full year is paid upfront, the premium difference can also add $1,800 to what you pay before or at closing, apart from any initial escrow funding. Ask for an updated estimate with the actual premium.
Confirm the timeline
Coordinate the insurance effective date with your closing date and get evidence of coverage to your loan team. If the quote changes or coverage is delayed, ask how it affects your approval and closing timeline. For a condo, check both the association’s master coverage and any unit policy you need.
Read the California taxes and insurance guide or the condo review guide.
