Compare the tax lines for each home

Ask for the parcel number and current secured tax bill for each property. Placer County’s Property Tax Division calculates value-based taxes and adds direct charges supplied by taxing entities. In Roseville, the city separately identifies Mello-Roos bond districts, Mello-Roos services districts, and landscape and lighting districts. Ask which charges apply to the parcel and whether the district documents specify changes or an end date.

For a hypothetical comparison, suppose one parcel has $2,400 in annual district charges and the other has $600. That difference adds $150 a month to the first home’s budget, even if the purchase prices are identical. Compare it alongside the mortgage payment, insurance, and any HOA dues.

Check what the current bill reflects

If you’re looking at a newly completed home, ask whether the bill reflects land alone, partial construction, or the completed property. A reassessment after a purchase or completed construction can lead to a supplemental bill. Ask the county how to estimate it and confirm with the servicer how any separate bill will be paid.

For a Roseville address, use the city’s property information tools to locate the parcel number and pull the county bill. For other Placer addresses, start with the county and confirm the relevant city or district. Keep the parcel number, tax lines, and district information together when comparing quotes.
